The economy as it stands
Understanding what is here already matters, because it is what any new business will be built on top of and, for the next couple of years, sold to.
In September 2005, Hurricane Rita drove a storm surge of about ten feet across this ridge and destroyed nearly every building. More than a thousand people were stranded. Distance is a line item. Every delivery, callback, inspection and crew movement carries a 35 to 45 minute drive each way. There is no supply chain on the ridge, so stock levels and equipment redundancy matter more than they would in town.
One road. Highway 82 is the route in and out. That concentrates logistics risk and makes weather closures an operational issue rather than an inconvenience.
